Background-
Sharjah real estate has drawn AED4.3 billion, roughly $1.17 billion, from young Emiratis between 18 and 35, a group of 5,314 investors who together traded 7,052 properties through August 2026.
New figures from the Sharjah Real Estate Registration Department reveal the scale of property investment among younger UAE nationals, showing a fairly balanced split between male and female investors.
The department released the statistics to coincide with International Youth Day on August 12, highlighting the rising investment activity of Emirati youth in Sharjah’s property market.
Officials said the figures reflect the growing position of young Emiratis as strategic partners in the real estate sector and their confidence in the emirate’s economic and legislative environment, along with rising investment awareness and interest in building sustainable capital assets among this age group.
Breaking down the gender split, men accounted for 61.3 percent of traded properties at 4,325 properties, while women held the remaining 38.7 percent at 2,727 properties.
Among individual investors, men made up 59.5 percent of the total with 3,162 investors, and women represented 40.5 percent with 2,152 investors.
Investment values followed a similar pattern, with men contributing 64.6 percent and women 35.4 percent. Male investment reached AED2.8 billion, around $762.4 million, while female investment totaled AED1.5 billion, around $408.4 million, together making up the full AED4.3 billion recorded among Emirati investors in this age bracket.
Saud Al-Khayyal, Chairman of the Youth Council at the Sharjah Real Estate Registration Department, said the results reflect the success of the emirate’s developmental approach.
He described the investment performance as evidence of a growing investment culture and awareness among younger generations about building assets, adding that it strengthens Sharjah’s position as a preferred, sustainable investment destination for individuals and families seeking wealth and financial stability.
