Background-
Nakheel, part of Dubai Holding Real Estate, has awarded contracts totalling more than AED 3.5 billion, or around $953 million, to two construction companies for 544 villas on Palm Jebel Ali, moving the waterfront development forward in a significant way.
Ginco General Contracting has been assigned 354 villas covering Fronds A to D, while United Engineering Construction, known as UNEC, will take on 190 villas across Fronds E and F. Groundwork is set to begin this quarter, with the full handover targeted for the final quarter of 2028.
The villa contracts sit within the broader development of Palm Jebel Ali, one of Dubai’s most talked-about coastal and residential expansion efforts, aimed at adding to the emirate’s housing supply and keeping pace with long-term urban growth targets.
Officials from Dubai Holding Real Estate said the contract awards show the project is now moving with real momentum, with construction activity spreading across several areas at once. They noted that Palm Jebel Ali is central to Dubai’s plan to extend its coastline and cement its reputation as a top destination for residents, investors, and tourists alike.
Both contractors said they are focused on meeting high construction standards and building a lasting working relationship with the developer throughout the project.
The villas form part of a wider master plan that draws on several architectural styles, put together with the goal of creating a high-end waterfront community.
The development sits within Dubai’s long-term urban strategy, which looks to improve infrastructure, attract investment, and support population growth across the emirate.
